How to Use This AC Tonnage Calculator

  1. Select residential or commercial mode. Use the Domain Selector to choose Residential Mode for single-family and light residential split systems, or Commercial Mode for rooftop package units with occupant, equipment, and ventilation loads.
  2. Enter conditioned floor area. Set the total conditioned floor area in square feet. This drives the base envelope cooling load in both residential zone-based sizing and commercial structural baseline calculations.
  3. Configure mode-specific parameters. In Residential Mode, select ASHRAE climate zone (1–7), insulation quality, and window glazing density. In Commercial Mode, enter occupant count, plug and lighting watts, ventilation CFM, and design indoor/outdoor summer temperatures.
  4. Optionally enter proposed system size. If you have a specific equipment tonnage in mind, enter it to evaluate undersized (red), safely specified (green), or oversized (yellow) profiles against the calculated peak cooling load.

Residential and commercial cooling loads follow distinct structural paths before converting to nominal manufactured tonnage.

Residential:
  Total BTU/h = Area × Zone BTU/sq ft × Insulation × Windows
  Nominal Tons = ceil(Raw Tons × 2) ÷ 2

Commercial:
  Envelope     = Area × 25
  People       = Occupants × 400
  Equipment    = Watts × 3.412
  Ventilation  = CFM × 1.08 × max(0, T_out − T_in)
  Total BTU/h  = Envelope + People + Equipment + Ventilation
  Nominal Tons = nearest standard rooftop size ≥ Raw Tons

Raw Tons = Total BTU/h ÷ 12,000

Worked Example

Residential: 2,000 sq ft, Zone 4, average insulation, average windows:

Base = 2,000 × 25 = 50,000 BTU/h
After insulation (×1.00) = 50,000 BTU/h
After windows (×1.00) = 50,000 BTU/h
Raw Tons = 50,000 ÷ 12,000 = 4.17
Recommended = ceil(4.17 × 2) ÷ 2 = 4.5 Tons

Commercial: same 2,000 sq ft, 15 occupants, 2,500 W equipment, 300 CFM at 95°F outdoor / 72°F indoor:

Envelope     = 2,000 × 25 = 50,000 BTU/h
People       = 15 × 400 = 6,000 BTU/h
Equipment    = 2,500 × 3.412 = 8,530 BTU/h
Ventilation  = 300 × 1.08 × 23 = 7,452 BTU/h
Total        = 71,982 BTU/h → 6.0 Tons (rooftop)

Frequently Asked Questions

How is residential AC tonnage calculated?
Residential cooling load uses a zone-based BTU per square foot matrix (Zones 1–2: 20, 3–4: 25, 5–6: 30, 7: 35 BTU/sq ft), multiplied by insulation quality factors (poor 1.15×, average 1.00×, good 0.90×, excellent 0.80×) and window glazing density offsets (few 0.95×, average 1.00×, many 1.10×). Nominal tonnage rounds up to the nearest 0.5 ton.
How is commercial cooling load calculated?
Commercial load sums four components: envelope baseline (floor area × 25 BTU/sq ft), metabolic heat (occupants × 400 BTU/h), internal equipment gain (watts × 3.412 BTU/h), and ventilation sensible load (CFM × 1.08 × ΔT). Recommended tonnage maps to the nearest standard rooftop package size from 2.0 to 30.0 tons.
What do the RED, YELLOW, and GREEN safety badges mean?
With a proposed tonnage override, red means undersized, green means safely specified within 15% oversizing, and yellow means oversized (humidity and short-cycling risk). Without an override, residential loads above 5.0 tons trigger red, commercial ventilation loads above 40% of total trigger yellow, and otherwise green indicates optimal thermal balancing.
Why is there a 5.0 ton limit warning for residential?
Standard single-compressor residential split systems are typically limited to about 5.0 nominal tons. Loads above this threshold often require multi-zone or dual-system layouts to avoid refrigerant line restrictions, compressor freeze-up, and uneven distribution under peak load.
How many BTUs equal one ton of cooling?
One ton of mechanical cooling equals 12,000 BTU/h. Divide total calculated cooling load by 12,000 to get raw tonnage, then apply residential 0.5-ton rounding or commercial rooftop size matching for manufactured equipment selection.
